Operating Businesses

I am engaged in various types of business that help in creating passive income to me and my family.

Independent Distributor with GNLD International at the level of Emerald Director. GNLD International deals in Health Care, Home Care and Skin Care Products that are natural, biodegradable and non toxic. Our team now totals 250 people with various Directors, Senior Managers and Managers all on their way to achieving fianancial freedom within a period of two to five years. You need to get in touch with us so that we can explain to you how the business works. You will like it working with a positive minded and strategic thinking team!

Megatrust Investments Limited (MTIL) is the first well operating business I formed that deals in real estate investments and owns a number of properties and land located in Ntinda Housing Estate, Kulambiro, Lubowa View Estate, Kakungulu Akright Estate, Kitezi, Seguuku, Mubende and Nakasero all in Kampala City. MTIL deals in buy and sell, buy and rent, buy and hold, build and rent, build and sell and any type of real estate deal.

Gumy Gardens is an entertainment place based in Kulambiro about 10 km from the city centre off the Ntinda Kisaasi road. It has spacious gardens with a bar and restaurant and is a good venue for weddings, social and corporate events. There are changing rooms available for wedding ceremonies. We have DSTV and secure parking.

Multi-Products Investments limited (MPIL) is owned by MTIL and P&P Investments Limited, both private Ugandan companies. I work as the Managing Director for this company that was established in 2003. We started MPIL on a part time basis as a development and investment company with an objective of embarking on an aggressive strategy in future to establish a strong business vehicle in Uganda. MPIL is a holding company, which focuses on identifying good business opportunities and carrying out wise investments with the main objective of maximizing owners’ wealth and returning adequately to all stakeholders including the community. It presently controls and manages a portfolio of various businesses in the areas of money lending, real estate, washing bays, saloons and consultancy. Its main focus is on financial and investment advisory services.

Increase Sales Volume to Profit more

The secret to success lies in selling volumes of high quality products. I have observed this from the way even our successful businessmen in Uganda behave. Take for instance Mukwano Industries. Most of their business is downtown where the majority of the people are. The products of Mukwano are affordable and the company profits through high volume sales. The products also reach every village in Uganda! Also take MTN the mobile telephone company. With more than a million customers and reaching every village in the country, you are assured of good returns.

Taking this into account, I would also want to expand my businesses in such a way that they satisfy millions and millions of people.

With real estate I can reach more people by basically two ways, namely,constructing many affordable houses to the low income earners, and also selling affordable plots of land that have been subdivided from a big chunk. This will gradually be done as I expand the multilevel marketing business.

With the GNLD business, I have already started moving to the rural areas and sensitising them about the opportunity. Apparently the response is very good. People go the extent of sharing the products among themselves and this reduces on the financial expense on the product as it improves their sales volume at the same time. Together with my team, we are working on ways to improve on this strategy and we are soon there. I will be sharing my experiences as I move along.

Please send any new ideas to mgumisiriza@gmail.com.

Family Line with the Strategic Eagles Enterprise

In our GNLD business we have to learn and master the basics of the business (how to place an order, how to sell and how to sponsor). You get sponsored into a Family Line (we’ll call this the Main Family Line – MFL).
Your position in the line does not determine your status in the business but merely indicates when you got “born” (sponsored) into the family. This is the Family that will nurture you in the business, teach you how to sponsor and even do the sponsoring for you by some uplines placing some of their own prospects underneath you in the line. Another analogy is to think of the taproot of the tree. The taller the tree wants to grow, the deeper the taproot it needs to grow. Once the taproot is established, the tree then starts to grow side roots to give it stability and strength.

Your position in the Family line means that you will always own the volume of business that is generated underneath you (even while you move on and start to develop Personal Family Lines of your own. The rule that applies to each distributor in that Family Line further assures that the Family Line keep growing deeper and stronger and producing an ever growing volume of PV that benefits everyone in that Family Line towards higher recognition steps and higher percentage bonus earnings on the Sales Volume Bonus (SVB) (and later Leadership Development Bonus (LDB) and Network Development Bonus (NDB).

We have implemented this concept in the Strategic Eagles Enterprise and the Family Line is doing very well. For more information, please get in touch.

Key Principles of Empowerment

I will define empowerment as giving somebody more control over their own life or the situation they are in. My network marketing company GNLD's slogan is People Empowering People. Right now I am crazy about empowering people so that they can move from where they are right now to a better situation in their lives in terms of health and finance. I am doing very well in this area and of late I have started working with people in the rural areas. There are very serious people in these areas, an issue we tend to underate.

The key principles to Empowement as taught by one George Andre while I was still working with the Bank are:-

> Listen and respond with empathy
> Maintain or enhance self-esteem
> Ask for help and encourage involvement
> Share feelings, ideas reasons
> Provide support without removing responsibility

In doing my network marketing business, I have realized how important it is to build up good relationships with your customer and use the 5 principles outlined above. You need to listen and understand your customer's needs. Know more about the customer and empathize where necessary. The same applies to your downlines whom you bring into the business in your network as well as you uplines.

I would encourage you to apply the five principles consistently in your business and you will see how it will flourish!!

Goals and Plans for 2007

The year 2007 should see me smelling the first steps to financial freedom. I intend to reach the level of Ruby Director in GNLD by the end of the year so that I can start earning more than UGX 5 million (USD 3,000) per month. My ultimate objective is to make more than UGX 20 million (USD 11,500) per month by end of 2008. I am determined to make it and am sure I will. What I need is to do the basics as much as possible. This implies, use the products, recommend the products to others and share the opportunity. Multilevel Marketing can give you financial freedom within two to five years depending on how hard you work. Most people think this is a long time! Imagine only five years! This clicked in the year 2005 when I saw others achieving their goals within this period and I started doing the business seriously. I realize that it is something achievable as long as you are excited and have a passion about achieving your goals. I really want to help as many people as possible become Directors in GNLD so that they can earn on average UGX 1 million (USD 600) per month and I also want to help as many people as possible who are in the needy category starting with my relatives. I trust that God will help me through all this. With Him, nothing is impossible.

In June 2008, we are set to go to London for the Jubilee Conference of GNLD and of course I cannot miss such an opportunity. Please join me in this wonderful venture.

GNLD Leadership School - November 2006

With my husband, we had the privilege of attending the GNLD Leadership School at the Windsor Golf Hotel and Country Club in Nairobi Kenya for four days. It was a wonderful experience where we learnt about how we can grow our businesss to Ruby and Diamond levels.

Personally I learnt and decided to do the following:-

1. To be effective in running your business you need to wake up early, say at 6am and start work by 7.30 am. Check your Diary for appointments and start making calls say at 8.30 am. Start talking to people from 9 am onwards. I am talking to at least 3 people per day. This number will be increased to say 6 people per day. I seriously work Monday to Saturday and rest on Sunday. On Sunday I plan to have training at Gumy Gardens in the evening in a relaxed manner and team members will be participating.

2. How to present the business opportunity. The training helped me to present myself, the products and opportunity in a better way. I am now more confident about selling the opportunity.

3. Teamwork. It is important that we work as a team in the business. Teamwork brings in competetion which is very healthy. We have now named our team Strategic Eagles Enterprise and our slogan is See the Big Dream. Each leg of ours in the business will have its own name and the teams will compete against each other as we grow the business.

4. GNLD Experience Meetings. We plan to start holding these meetings on our own in Kampala and upcountry towns. All team members to participate.

5. Our target is to go 4 Ruby as soon as possible. That means we need 6 Director legs to achieve this goal by end of 2007.

6. We want to send at least ten people from our team to the next Leadership school.

We look forward to a fruitful 2007!

Patience and Perseverance Lead to Success

One of the things I have learnt of recent is to be patient and persevere in whatever we are doing to achieve our goals and purpose. However this requires a positive mental attitude which we have to develop by changing the way we think. People are always thinking of the worst to happen in almost every aspect of life. Either the economy will go bad, there is inflation, my company is not doing well, soon we shall be retrenched, my in laws have bad behaviours, etc, etc. The way they think of course makes them develop a negative attitude that is anti development. Those who listen through counselling, consulting and reading positive minded books overcome this problem, but the majority are in the negative thinking line.

When one is doing network marketing, this is where one will come across many people who are very negative and impatient to get money like yesterday. When you analyze their lifestyle, you will realize they are not focused and they are not long term planners. They will be having negative thoughts and fearing to invest for their future. This is where I try my best to contribute to do something positive in their lives by teaching them long term planning and having a dream or purpose in life. My ultimate objective in life is to help people be successful and I know I will succeed at the end of the day.

Network marketing teaches you that businesses start slowly and grow big overtime. One gets thrilled when you see your network growing and at a rate you did not expect. You open your GNLD web page and you see a list of new people whom you don't know anything about contributing to your success. Building the network calls for a lot of patience and perseverance and once you start getting the business builders then you know you are on your way to success. Getting business builders is not easy and that is why you see very few leaders in any group of people. You have to talk to a lot of people before you finally get the right ones. GNLD International, my network marketing company has a system that is great in building business skills and business builders. We are building a strong team that will see us at the top in Uganda by end of next year 2007. We train every Monday Evening at Jocasa House and every Sunday Evening at Gumy Gardens.

November has been a hectic month for me and my husband as we attended the GNLD South African Convention in Johannesburg early in the month and we are going to attend the GNLD East African Convention in the last week of November. As Emerald Directors we shall also attend the Leadership School at Windsor Golf and Country Club in Nairobi for four days. What an exciting time with GNLD! People we invite to meetings wonder why every attendee is happy and yet there are so many problems in world. This is the right team and company to be with at this time of your life! This is an international business and anyone outside Uganda is welcome to join our network. The company has a good database that connects people all over the world.

THE PARADOX OF TIME

One day somebody sent me this article called The Paradox of Time. I found it very useful and I hope you will find it useful too.

The paradox of our time in history is that we have taller buildings, but shorter tempers; wider freeways, but narrower viewpoints; we spend more, but have less; we buy more, but enjoy it less.

We have bigger houses and smaller families; more conveniences, but less time; we have more degrees,but less sense; more knowledge, but less judgment; more experts, but more problems; more medicine, but less wellness.

We drink too much, smoke too much, spend too recklessly, laugh too little, drive too fast, get too angry to quickly, stay up too late, get up too tired, read too little, watch TV too much, and pray too seldom.

We have multiplied our possessions, but reduced our values. We talk too much, love too seldom, and hate too often. We’ve learned how to make living, but not a life; We’ve added years to life, not life to years.

We’ve been all the way to the moon and back, but have trouble crossing the street to meet the new neighbor. We’ve conquered outer space, but not inner space; We’ve done larger things, but not better things; We’ve cleaned up the air, but polluted the soul;

We’ve split the atom, but not our prejudice.

We write more, but learn less; We plan more, but accomplish less. We’ve learned to rush, but not to wait; We have higher incomes, but lower morals; We have more food, but less appeasement; We build more computers to hold more information to produce more copies than ever, but have less communication;

We’ve become long on quantity, but short on quality.

These are the times of fast foods and slow digestion; tall men, and short character; steep profits, and shallow relationships. These are the times of world peace, but domestic warfare; more leisure, but less fun; more kinds of food, but less nutrition. These are days of two incomes, but more divorce; of fancier houses, but broken homes.

These are days of quick trips, disposable diapers, throw away morality, one-night stands, overweight bodies, and pills that do everything from cheer, to quiet, to kill.

It is a time when there is much in the show window and nothing in the stockroom; a time when technology can bring this letter to you, and a time when you can choose either to make a difference, or to just hit the ‘delete’ button.
As always, it’s your choice.
Let your choice be one that will bring peace to your heart.

Retiring with Dignity - Action Expo 2006

On September 30th 2006 we had a very refreshing day at Speke Resort Munyonyo in Kampala when we shared ideas with people on various topics. My topic was called "Retiring with Dignity". My friend and business colleague Martin Serugga asked me to talk about this topic with some reluctance from me initially. I asked him why and he said, "Mary you have done it! We would like to share with you how you made it". I used my own story to convey the message and it was easy for people to identify themselves with me.

I defined Retirement with Dignity as being able to sustain oneself after formal employment in a way that commands respect and is much better than when you were employed. One should be in good health, financially free and an advisor to others. Fears that people have about retirement include

Fear of the unknown
Loss of Self Esteem
Lack of knowledge on how to start and run a business.
Lack of starting capital
Fear of Inflation with a fixed income
Procrastination – Delay in taking action about the future. E.g. Planning Where to stay
How to spend your time. Breaking the normal routine. Belonging to some group.
Missing the monthly Pay check, advances and loans from employer
Missing free benefits
Earning nothing when off your desk??
Used to being told what to do all the time.
In general, most people don't know what to do. Upbringing was going to school have a good job and earn a pension.

To overcome these fears, one needs to do the following:-

1. Know Yourself and Your Wheel of Life. You need to assess and try your best to balance your life in the areas of finance, family, physical/health, security, recognition, social, spiritual and mental.

2. One needs to have a DREAM that should be broken down in say three parts:- A) Short Term – Next 3 years B) Medium Term – Next 5 years C) Long Term – Next 10 years

3. Write down your Plan and stay focused. The plan should have a purpose, what you intend to do and in what period and plans for the future. Avoid excuses and avoid dream takers.

4. Learn to Manage Your Time. All of us whether rich or poor have 24 hours a day. The way we use the hours determines our future.

5. Attitude – We need to develop a positive mental attitude (PMA) towards life. Attitude is 99% of success. Attitude is everything and can help you achieve any goal you have set. Some Self Help Books on PMA include:

Think and Grow Rich by Napoleon Hill;
Success through a positive mental attitude by Napoleon Hill;
Feel the Fear and Do it Anyway by Susan Jeffers;
The Magic of Thinking Big by David Schwartz;
Good News Bible – Proverbs chapter;
And many others

6. Take Action

Educate yourself in chosen area by starting your research now!;
Stick to your personal budget and avoid doodads or spending unnecessarily;
Implement the first step in your plan within a limited time. Do not fear failure. It will lead you to success;
Keep a journal and record your lessons.

In Summary,

You can begin immediately to be the person you aspire to be. You don’t have to wait. Do not be ruled by yesterday.
Be rich at heart and stop wishing you were like so and so without working on yourself
Share your vision with others. They will help you refine it.
Learn how to take criticism positively.
Remember, freedom has a price and you should be willing to pay it.
Yesterday is history, tomorrow is speculation today is all you have.
So start working on yourself and your future NOW.

The resources I used include:-
• Investment in Self Help books, audio and video tapes. Using the internet
• Attending talks and seminars on personal development
• Training I receive regularly from GNLD International a network marketing company;
• Talking to Successful People
• Company Retirement Scheme
• Personal Savings

My Inspiration to Take Action was after reading the books Rich Dad, Poor Dad, by Robert Kiyosaki. Subtitle: What the Rich teach their Children that the Poor and middle class do not and The Cashflow quadrant – Rich Dad’s guide to Financial Freedom by Robert Kiyosaki

From the books I learnt about the four ways of generating income and I decided to use creating Passive Income in the B Quadrant as my solution to retiring early.

Background to my Early Retirement from Formal Employment

If I were asked what time I have enjoyed the most in my life, I would answer that it is life after formal employment due to the fact that it has become a big turning point in my life. In total, I worked for other people for 24 years since I left University. My first job was in a national institution, and the second and last in a regional insttitution. Before the year 2004 ended, I took a very challenging decision of opting for early retirement and go out to experience what happens in the other world. I still had eight years left to retirement and most of my friends were surprised. Some encouraged me and some felt very sorry for me. One relative said “How can you leave such a nice office to go into early retirement?” Another said “But you are still young, why retire early?”, My boss asked after a long talk, “are you sure you have made the right decision?” He took the letter in his hands after I had assured him that I had thought over the matter very carefully and for some time.

Like we do when making business plans for projects, I had planned to be my own boss by end of 2004, something I decided when I read a book called Rich Dad Poor Dad by Robert Kiyosaki in the year 2000. I have also been reading personal development books and learnt that one of the keys to success is positive thinking. During my last employment, a consultant named George Andre taught us various lessons on empowerment and positive thinking. His lessons also helped me to be more determined and positive thinking, and these skills are helpful when you are taking risks like the one I took. With careful planning, the risks are minimized to zero and you start living and enjoing a non stressful life.

My last employemnt was very challenging with a lot of things to learn and solve everyday. I am grateful to my husband and family for the support and encouragement they kept giving me in times of stress or difficulties faced while carrying out my duties. Secondly, I would like to thank my employer for allowing me the opportunity to work with and learn from such an outstanding group of professional staff. I am grateful to have contributed to the institution in return for the skills and knowledge I gained.

For the future, I am now setting up a business that will have a system and not require my full presence. Such a business should be able to allow me to be away on holiday for two or three months while it is operating efficiently. This is my plan and I am determined to make it. Every success I have had was not a matter of chance, but a culmination of years of study, hard work and real life experience. These accumulated gifts will never leave me, I trust them and my successes will always repeat themselves.

A friend of mine has asked me now and again what success means. I have come to realize that there are various meanings to the word success. From the various books I have read and from the various people I have talked to, I have come to learn that success can be looked at as follows:-

Success is created by performing simple tasks consistently.
Success does not come to those who wait, and it does not wait for anyone to come to it.
One important key to success is self confidence and an important key to self confidence is preparation.
It is said that Success is 20% skills and 80% strategy. For example, you might know how to read, but more importantly, what is your plan to read?
We all fear success with good reason. We’ve got a lot at stake. Success brings change and change is uncomfortable. The list goes on and on.
My advice to you is that you need to start make your retirement plan now if you have not yet done it. The earlier you do it, the better.
